Common questions
Is it really free to list?
Yes. Listing is free and always will be at the standard tier. We plan to offer premium placements in future, but a standard listing will always be free.
What happens to my tenant if I sell?
The tenancy transfers to the new owner, who becomes the new landlord. The tenant's rights, rent amount, and all tenancy terms remain exactly the same.
Do I need to tell my tenant I am selling?
You are not legally required to notify your tenant, but we strongly encourage it. Open communication leads to smoother sales. Buyers feel more confident when the tenant is aware and cooperative.
What solicitor do I need?
You should use a solicitor experienced in tenanted property sales. This is different from a standard residential sale. We can connect you with suitable solicitors through our partner network.
How is the yield calculated?
Gross yield is calculated as (annual rent / asking price) × 100. The net yield estimate on the calculator assumes a 20% cost allowance for voids, maintenance and management. Both are estimates only.
